Not everyone has the knack and experience to both read & interpret market data and to price your home to both appeal to buyers & net a profit for you. Pricing is an art & a science — pricing a home too high will cause it to sit longer and eventually result in a lower overall sale price. Understanding how to position your home in its best light, and then pricing it to be competitive and attractive to qualified buyers is key to a quick & profitable sale

Professionalism

Is your realtor prepared to be available the vast amounts of time needed once your home is listed to answer calls, field questions, negotiate from the very first offer, and just generally - be very on top of everything? I am. When I list a home, that home is my priority until it is under contract and beyond

Communication

A great realtor will communicate well and frankly with you both before, during & throughout the listing and sale process. She will also create positive relationships with buyers coming through the home and with their agents. Good relationships make negotiations more successful for you when it comes to price and terms of a winning offer

Marketing Strategy

Marketing is not just “listing” your home, putting a sign in the yard or doing a quick post on social media. Marketing is an art - from preparing the home for sale to developing the right strategy for each home to hiring the professionals involved in photography, film, drone & print. An agent who simply lists your home and puts up a sign, hoping it will “sell on its own” simply is not marketing your home or likely achieving the best result for you

Ethics

Entrusting a realtor with the sale of your home is also trusting that their ethics are sound. How are they distributing the commission to the buyers agent? Are they reviewing every offer fully & communicating this to you? Are they asking for terms that you have specified you want or just taking each offer as it comes? Will they be honest about buyer feedback? A good realtor knows the law and acts ethically toward their client & others

Finding someone with the skillset to accomplish all of these elements of listing is no easy task! It requires business acumen, personal awareness & most of all, a commitment to excellence.
